Materials and Equipment Procurement Services

Sought out those procurement issues before they develop.
Let us help you with the solutions.

It is particularly important to ensure that materials and equipment are fit for purpose and are procured to meet the design performance requirements.Builders sometimes procure unsuitable materials or equipment due to lack of awareness, attractive sales offers from unqualified vendors, cost or time pressures and poor documentation of requirements.   Sometimes less experienced Builders staff may be unaware of the potential failure mechanisms and their consequences during the life of the building. Often these procurement obligations are passed on to Subcontractors, who may be even more removed from the awareness of the builder’s obligations or the risks of non-compliance.Typically builders have limited control over material manufacturing processes. Often effective Quality Control processes are not in place to address the implications of procurement errors or misunderstandings, a bad batch, incorrect supply or mistaken usage of materials.This results in non-compliant and defective work and risks which may include:

  • Building services and equipment that don’t operate correctly or only partially function or are prone to premature failure;
  • Waterproofing or coatings application which is non-compliant with manufacturer’s recommendations and prone to early failure;
  • Non-compliant fire rating materials;
  • Inappropriate Glass installation to balustrades and shower screens resulting in risk of failure under load or spontaneous;
  • Use of non-compliant screws which may loosen and fail under load;
  • Building surfaces that are prone to being slippery or premature failure;
  • Building fabric which is prone to breakdown or fail;
  • Equipment and fixings prone to corrosion or failure.

Cornerstone Construction Consultants provides assistance throughout the procurement process, with definition of material and equipment requirements, vendor prequalification, vendor documentation for pricing, quality control and compliance verification, expediting, site inspections, measurements and testing, reporting, and non-compliance dispositioning.

Building Defects

In recent years there have been a number of high profile cases that have tested the builder’s liability for defects.
In this case, the owner (or their representative) is responsible to identify and notify the builder of a defect. So it is important that those hidden issues are identified before it is too late – before the builder’s liability is extinguished or a major failure.

Cornerstone Construction Consultants provides a range of Defect Management services, from a single issue service, to a comprehensive management process
