It is particularly important to ensure that materials and equipment are fit for purpose and are procured to meet the design performance requirements.Builders sometimes procure unsuitable materials or equipment due to lack of awareness, attractive sales offers from unqualified vendors, cost or time pressures and poor documentation of requirements.   Sometimes less experienced Builders staff may be unaware of the potential failure mechanisms and their consequences during the life of the building. Often these procurement obligations are passed on to Subcontractors, who may be even more removed from the awareness of the builder’s obligations or the risks of non-compliance.Typically builders have limited control over material manufacturing processes. Often effective Quality Control processes are not in place to address the implications of procurement errors or misunderstandings, a bad batch, incorrect supply or mistaken usage of materials.This results in non-compliant and defective work and risks which may include:
