The WA Building Regulations 2012 Regulation 48A applying to Class 2 to 9 buildings, requires that Owners ensure that building Safety Measures as defined in the Act are capable of performing as set out in the relevant Building Standards. These nominated Safety Measures include fire integrity, means of egress, signage, lighting, firefighting services and equipment, Air Handling systems, fire detection and alarm, occupant warning systems, lifts, standby power, building clearance, and fire appliances, glazed assemblies, balustrades, refrigerated chambers, strong rooms, bushfire protection and building use and applications and that mechanical ventilation, hot warm and cooling water systems are adequately maintained. In addition the Regulations require that building services continue to perform to a standard of energy efficiency that is equal or greater than that in the Building Standards.
